[Music] and then what would you want to know in terms of how the property management company handles maintenance issues what are some things you should be asking about there so this one maintenance is huge right this is probably 50% of the work of a property manager and so again going back to how we started this conversation what's your investment style and how much do you want to be involved number one question if you're someone who wants to know everything that's breaking at your house will understand that uh you're getting good pricing on this all these things coming through uh like do they notify you right there's some property management companies that never will until you get your monthly statement and it'll show you that you know they fix the kitchen faucet and it's a surprise to you uh I I'm I prefer to at least know what's going on be notified what's happening uh with today's systems and platform we've built a lot of our own technology at rers else to be able to do this uh our property owners are always in the know of what's Happening hey we've received a maintenance request in your home here's what we're doing about it oh remember that maintenance request we told you about two days ago that's been fixed you're going to see it deducted on your invoice this month so there's two options for maintenance at a very high level one call comes in they take it they fix it you never hear about it until you see your statement monthly or two you're in the loop and you either are just in the loop or maybe you get to have a decision-making process around how it's being handled or whatever that might be but that's a really big important question to ask again depending on your investing style and how you want to be involved in your in your uh your property management and and specifically your maintenance
