In this video Iโ€™m going to be starting my investing journey by trying to understand and break down the current UK housing market. ๐Ÿ Free property training from 25+ year investor - https://www.skool.com/south-wales-property-investors-8377/about Is 2024 a good year to buy and sell property? Are we about to see a recession here in the UK? First of all, when conducting research on Youtube and the internet, I can see so many contradicting opinions on the housing market. The latest official figures from the ONS show prices down 1.2% in the year to October. Nationwide reported a drop of 2% in the year to November While Halifaxโ€™s data shows a drop of 1% for the same period. Falls in house prices and the number of sales have been attributed to a mixture of high mortgage rates, cost of living pressures and low market confidence. That sounds like good news for us buyers, but when you look back, just before the pandemic, the average house price was over ยฃ50,000 lower than it is today. I suppose the big question is, will we see house prices have a sudden drop, back to pre pandemic levels? I think the best course of action is to zoom out and look at the previous data on a much longer time-scale. Here in the UK, house prices have doubled in value every ten years, since records began. This is just a rough statement, but let me show you the figures. 1980 - ยฃ20,000 1990 - ยฃ58,000 2000 - ยฃ84,000 2010 - ยฃ167,000 2020 - ยฃ230,000 (Data from landregistry.gov) Well, we can see from the data that if you had invested in property back in 1980, your properties would have risen by more than 10x in value by 2020. What can we take away from this data as home buyers or new investors? To me, this data shows that although house prices are very high at the moment, they are only going to increase. If you are looking for a ยฃ200,000 property today in 2024, it will more than likely be worth over ยฃ400,000 by the year 2034 and ยฃ800,000 by 2044. This means that if you are looking for
