number one needed let's say product in the market today is townhouses and villas. Previously, it was one bedroom apartment. Yeah. So, what does this show you? People want to live here. We had a talk before a minute about living here and he was asking me like, "Why did you move to to Dubai?" Like, you know, it's a good place where your kids can study. It's a good place for them to play and have a a very nice relationship with different generations and as well different nationalities. And as well, the infrastructure here is helping us a lot in in in creating these things. So, I go to my friends and then I ask them, "So, you've been here since I don't know how many years and then what did you do?" He said like, "I bought my properties because it was wrong that I rented it." And this movement always show us as a developer that we start to create uh assets which is for people to live. We care more about the amenities. We we look at the connectivity and how it will be to to the hospital or to the university or to the schools and all of these things. So, actually this is shifting big time and if you look as well, you can see Dubai South right now how much it's speaking because people are looking for a place to live.
