Property Cycle Strategy

Understanding when a market has finished its cycle, clipping that deal and moving forward to me has been the biggest needle mover and one one of if not the biggest needle mover in my portfolio to date. So, to really answer the first question, it really comes down to that. Is the property going to continue to grow? If it is and it's not holding you back, then equity release to keep moving forward. If it's potentially going to grow but in time, then it's like, well, if it's not holding me back and when I say within time, I'm like, does it look like it's going to kick off in 6 or 12 months or something? Then can we, you know, refi capital out and keep moving forward? If the answer is no, I would consider selling it. If the answer is like, well, I don't know when it's going to grow again but it's been a great performer. It's probably finished its cycle and it's ready to be sold and move on. So, it's not a magic number of an ROI or a cash on cash. It's just like where is this in its cycle and if it's done, it's done. If it's holding me back, then like it needs to go. But if it's not holding me back, pull out the equity if I think it's still got more left in the tank. >> Mhm. For sure. Makes perfect sense.
