Hi guys. So today's week's update uh we just added here this new feature which is a deal on the writer. So basically it allows you to run any of your templates to uh property that already you send an offer or maybe test it out um any template. So it's not going to send the offer to that agent. So, it's really useful to to underwrite again a deal with a different template or maybe test your new template. Maybe you are creating like a new AI template for underwriting lab deals or any type of property. So, you can just go here to deal underwriter. You can type down any address to a property that even if you already send an offer, it will appear. or maybe just use any of the example properties that we do have. And here you'll have all of the templates that you have in your account. So it must be um uh a template that you should already have and it works only on AI template. So simple offers uh will be removed uh from this tool. And well when you click analyze DC it will run your your already existing template and it will going to show you here all of the results of the AI reasoning behind that offer all of the comps in case if it's a cash deal of course or all of the numbers if it's a creative template. So here I have like all of these comps. This is just the standard cash AI offer that at the beginning it's looking for comp. It's calculating the A or B. Then it's calculating the rehab cost based on the pictures and description of the house. So, uh then it's calculating the max level offer. And it's showing you here the investor breakdown and the offer breakdown and the fields. And also it's showing you the two letter of intents in case that you want to just copy and paste into the clipboard and send it to the agent. So uh remember you must have that template created and well this is really useful. It's not going to cost you any credit. So as you can see here the credits haven't decreased. So it's really useful if you want to underwrite on a specific property. We will only charge you credits if we're if we are actually blasting an offer to to that specific agent.
